INDEX // how we work

You make the decisions.

We do the work behind them.

THE REALITY

A property project comes with hundreds of decisions.

  • Finding the right land.

  • Choosing an architect.

  • Understanding a technical proposal.

  • Comparing contractors.

  • Deciding where to spend more, where to save, whether something is being built properly or whether a problem today could become a much bigger one later.

You should not need to become an expert in all of that just because you want to build a home.

Our job is to do the research, bring the right people to the table, compare the options and give you our professional opinion.

Then you decide. (Or not *)

And once the decision is made, we take care of moving the project forward.

*How involved you want to be is entirely up to you. Some clients want to make every key decision themselves. Others prefer to delegate certain decisions, or entire parts of the process, to us.

Both work.

Our experience in high-end residential development and construction allows us to take that responsibility whenever you want us to.

THE LOGIC THAT THE PROJECT FOLLOWS FROM BEGINNING TO END

MANAGE

We do not simply forward quotations or introduce you to suppliers.

We look at the options, understand what each one means for the project and tell you which route we believe makes the most sense, and why.

LESS NOISE. BETTER DECISIONS.

A large part of our job is absorbing the complexity behind the project and deciding what actually needs your attention.

You do not need every email, every technical conversation or every problem happening behind the scenes.

When a decision needs to reach you, we want to make it simple:

WHAT IS HAPPENING

What you need to know.

THE OPTIONS

What can realistically be done.

THE IMPACT

Cost, programme, quality or future consequences.

OUR VIEW

What we believe should be done and why.

DECISION

You decide or delegate it to us when you prefer.

01.

It starts with a conversation.

Before bringing people into the project, we need to understand what the project actually needs.

// Project Requirements

  • What do you want to build?
  • Where?
  • For whom?
  • How do you want to use it?
  • What matters most to you?
  • What is the budget?
  • What are you not willing to compromise on?

UNDERSTAND THE PROJECT

·   project phases

02.

If there is no land yet, we can start there.

We help identify and assess potential sites, coordinate the technical, legal and planning checks around them and understand what can realistically be built.

Instead of leaving you with a folder full of plots and documents, we reduce the information into something useful:

FIND & ASSESS

THE OPTIONS

THE RISKS

THE OPPORTUNITIES

THE COST

OUR RECOMMENDATION

03.

Not every architect, engineer, interior designer or contractor is right for every project.

We look for people who fit the brief, the level of quality, the budget and the way the project needs to be delivered.

We request and compare proposals covering fees, scope and approach. When the project calls for it, we can also organise a limited invited design competition, asking a carefully selected group of architecture studios to present both their commercial proposal and an initial architectural concept.

This allows us to compare not only what each team costs, but how they understand the project and what they could bring to it.

We give you our view on which team we believe is best suited to the job, and why.

BUILD THE RIGHT TEAM

04.

A lot of construction problems begin long before anyone arrives on site.

We coordinate architecture, structure, MEP, interiors and the other specialists involved so the project is properly developed before construction starts.

And we do more than organise meetings between them.

We review proposals, question decisions, identify gaps and contribute our own experience in construction and high-end residential development, always looking at what makes most sense for the project as a whole.

DEFINE BEFORE BUILD

THE OBJECTIVE IS SIMPLE:

Solve as much as possible on paper before it becomes expensive on site.

05.

Once the project is ready to build, we take it to the market.

We identify suitable contractors, organise the tender, review their proposals and compare cost, programme, scope and technical approach.

Then we give you our recommendation.

TENDER & CHOOSE

NOT SIMPLY:

“Contractor A costs this and Contractor B costs that.”

BUT:

“This is the team we would choose, and this is why.”

06.

Once construction starts, we stay close.

We follow what is happening on site, check progress against the project, monitor quality, cost and programme and coordinate the decisions that need to be made along the way.

BUILD & CONTROL

When something does not look right:

we take responsibility and work together to understand what is happening.

When it falls within the responsibility you have delegated to us, we deal with it and keep the project moving.

Throughout construction, we keep you regularly informed so you always understand where the project stands without having to chase architects, contractors and suppliers yourself.

When there are different ways forward:

we explain them and help find the best solution.

When something requires your decision:

we give you the information and our recommendation

07.

Finishing construction does not automatically mean the home is ready.

Before handover, we inspect the property, test what needs to be tested, prepare the outstanding-items list and follow the contractor until the agreed works are properly closed out.

Documents, warranties, manuals, keys, systems and final details need to be organised too.

Only then is the house really ready.

HANDOVER PROPERLY

08.

And this is where the relationship between WITH LOVE by Angry Pablo and HOME RELIGION becomes important.

THEN LIFE STARTS

Both are part of HOME RELIGION GROUP, so the project does not suddenly lose continuity on the day the keys are handed over.

Home Religion takes over the care, maintenance and day-to-day needs of the property already understanding how the house was conceived, built and intended to work.

Because the best time to think about how a home will live is not after handover.

It is while we are still designing and building it.

WE CAN JOIN AT ANY STAGE

  • You may already own the land.

  • You may already have an architect.

  • You may be preparing a tender.

  • You may already be halfway through construction and feel that the project needs more control.

That is fine.

We do not need to start from day one to add value.

We first understand where the project is now, what is working, what is not and where our involvement makes sense.

Tell us where the project is today

We will tell you how we see it, where we can help and what we think should happen next.
